Getting started with availability & pricing

Availability and pricing control when your properties can be booked, under which conditions, and at what price.

In Millenium Connect, these settings are managed separately through the Availability and Pricing tabs of each property. You can also make date-specific adjustments directly from the Calendar.

How availability works

Availability determines when guests can book a property and which stay restrictions apply.

To configure the default availability settings for a property:

  1. Go to Properties.

  2. Select the property you want to update.

  3. Open the Availability tab.

From this page, you can configure:

  • Minimum stay: The minimum number of nights required for a reservation.

  • Maximum stay: The maximum number of nights allowed in a single reservation.

  • Booking window: How far in advance guests are allowed to book.

  • Booking notice: The minimum notice required before check-in.

The booking notice applies across all connected channels.

Updating availability from the Calendar

You can also adjust availability for specific dates directly from the Calendar.

  1. Go to Calendar.

  2. Click Manage calendar.

  3. Select a property and date range.

  4. Choose whether the changes should apply to all channels or only selected channels.

  5. Mark the selected dates as Available or Blocked.

  6. Adjust the price or minimum stay when needed.

  7. Click Save.

You can also apply the change only to selected days of the week. Leaving all days unselected applies it to every day within the chosen date range.

The Skip closed dates option prevents existing blocked dates from being reopened or modified when applying changes across a wider period.

You can also create a manual reservation from this panel by selecting New booking.

How pricing works

Pricing determines the default nightly rate and additional charges applied to a property.

To configure pricing:

  1. Go to Properties.

  2. Select the property you want to update.

  3. Open the Pricing tab.

Base nightly rate

The base nightly rate is the default price used for the property.

You can configure:

  • Currency

  • Nightly price

  • Channel markup

  • Extra guest fee

  • Short-stay fee

  • Weekend price

Channel markups allow you to increase the base rate by a percentage for individual booking channels.

Fees and adjustments

You can also configure additional booking charges, including:

  • Cleaning fee

  • Pet fee

  • Length-of-stay discounts

Length-of-stay discounts allow you to apply different discounts based on how long a guest books the property.

Property settings and date-specific changes

The settings under Properties → Availability and Properties → Pricing define the property’s default rules and prices.

Use Manage calendar when you need to override those defaults for a particular date range, such as:

  • Blocking dates temporarily

  • Opening previously unavailable dates

  • Changing the nightly price for a season or event

  • Setting a different minimum stay

  • Applying changes to selected channels only


Using an external pricing tool

When a property is connected to a dynamic pricing tool such as PriceLabs, some prices and stay restrictions may be managed and synchronized through that integration.

You can review or manage pricing integrations from Settings → Integrations.
