What is PriceLabs?
PriceLabs is a dynamic pricing tool that helps property managers optimize their nightly rates based on market demand, seasonality, local events, and custom pricing rules.
When connected to Millenium Connect, PriceLabs manages your pricing strategy while Millenium Connect continues to handle your availability, bookings, operations, and guest communication.
What PriceLabs controls
Once connected, PriceLabs can:
Generate dynamic pricing recommendations.
Update nightly rates.
Apply your pricing rules.
Send updated rates to Millenium Connect.
Millenium Connect continues to manage:
Availability.
Reservations.
Tasks and operations.
Guest communication.
PriceLabs only affects your property rates.
Before you start
Make sure you have:
At least one property created in Millenium Connect.
An active PriceLabs account.
Connect PriceLabs
Step 1 — Enable the integration
Go to Settings → Integrations.
Find PriceLabs.
Enable the integration.
Once enabled, open the PriceLabs integration page to configure your connection.
Step 2 — Connect your PriceLabs account
Open the PriceLabs integration page.
Go to the Settings tab.
Enter the email address associated with your PriceLabs account.
Enable Auto-apply prices if you want Millenium Connect to automatically apply the rates received from PriceLabs.
Click Save settings.
When Auto-apply prices is disabled, Millenium Connect will receive PriceLabs recommendations, but they will not be automatically applied.
Step 3 — Import your listings in PriceLabs
From your PriceLabs account:
Click Add / Re-import Listings.
Select Millenium Connect from the connection options.
Enable the permission allowing Millenium Connect to add listings to your PriceLabs account.
Click Save.
Your properties will then be imported into PriceLabs.
What happens after connecting?
Once the integration is active:
PriceLabs sends updated rates to Millenium Connect.
Applied rates appear in your Rates & Availability calendar.
Rates can then be synchronized with your connected booking channels.
If you disable the integration, PriceLabs will stop sending pricing updates to Millenium Connect.
Important notes
Manual rate changes in Millenium Connect may be replaced by PriceLabs updates if Auto-apply prices is enabled.
PriceLabs subscription and billing are managed separately from Millenium Connect.
PriceLabs only manages pricing. Your availability, reservations, and operations remain managed in Millenium Connect.
